SKETCH PLANS: EFFECT OF SKETCH PLAN REVIEW <br /> <br />Sketch Plan review is optional and informational in <br /> <br />na ture and no city approval or disapproval resul ts from <br /> <br />its review. The developer may file a formal plan or <br /> <br />plat, regardless of the outcome of Sketch Plan review. <br /> <br />GENERAL PLANS <br /> <br />General Plans are required for all phased projects involving <br /> <br /> <br />Major Subdivisions or Major Developments. The General Plan is <br /> <br /> <br />to be designed to illustrate the general design features of a <br /> <br /> <br />subdivision or development which is proposed to be developed <br /> <br /> <br />or platted in phases or sections. This plan, when approved by <br /> <br />the Commission, constitutes a guide which the Commission will <br /> <br /> <br />refer to in the subsequent review of plans or plats that cover <br /> <br /> <br />portions of the land contained within the general overall <br /> <br /> <br />plan and adjacent properties. Should the developer's future <br /> <br />plans change, such changes are to be disclosed to the <br /> <br /> <br />Department by filing a new General Plan. <br /> <br />A. GENERAL PLANS REQUIREMENTS AND SUBMISSION <br />(SEE APPENDIX C) <br />Five (5) copies of the General Plan, certified by the <br />developer and planning consul tants, and one (1) copy of <br />all required documentation shall be submitted to the De- <br />partment for review at least two (2) weeks before the <br />date at which Commission review is requested.
