<br />e <br /> <br />e <br /> <br />III. <br />LESSOR shall pay charges for the use of water, sewer, and <br />garbage collection. LESSEE shall pay all charges for the use of <br />electricity, natural gas, 'and other utilities, as the same may <br />become due, during the full term of this lease. In addition, <br />LESSEE shall be responsible for all interior and exterior <br />maintenance of buildings, taxes, including both ad valorem taxes on <br />the leasehold and improvements, and LESSEE I S personal property <br />therein, and all insurance on the buildings. LESSOR shall continue <br />maintenance of property outside the fence boundary. <br />IV. <br />LESSEE agrees to obtain and maintain at its sole cost and <br />expense, public liability insurance and property damage insurance <br />to protect LESSOR and LESSEE against all loss or damage from the <br />claims of all persons who may be in or on the leased premises by <br />the invi tation, consent or sufferance of LESSEE. Such public <br />liability insurance shall have minimum bodily injury limits of <br />$100,000 for each person and $300,000 for each accident, with <br />respect to any accident occurring on the leased premises. LESSEE <br />shall furnish LESSOR certificates of all insurance coverage. <br />LESSEE shall indemnify and save LESSOR harmless from any and <br />all liability, damage, expense, cause of action, suits, claims or <br />judgments arising from injury, to person or property on the demised <br />premises which may arise out of the act, failure to act, or <br />negligence of LESSEE, its agents or employees. <br />V. <br />LESSEE agrees to operate the existing depot building and any <br />future acquired buildings as museums. <br />2. <br />
