<br />e <br /> <br />e <br /> <br />VI. <br />LESSEE may remove its improvements from the leased premises at <br />the end of the lease term. LESSEE shall leave the premises rake <br />clean. If LESSEE fails to remove its premise within thirty (30) <br />days from the end of the lease term, title thereto shall revert to <br />LESSOR. <br /> <br />VII. <br />In case of default of any of the aforesaid covenants, LESSOR <br />may enforce the performance thereof in any modes provided by law, <br />and may declare the lease forfeited at its discretion, and LESSOR, <br />its agents or attorneys, shall have the right, without further <br />notice or demand, to re-enter and remove all persons therefrom <br />without being deemed guilty of any manner of trespass and without <br />prejudice to any remedies for arrears of rent or breach of <br />covenant, or LESSOR, its agents or attorneys, may resume possession <br />of the premises and re-let the same for the remainder of the term <br />for the best rental it may obtain, for account of LESSEE, which <br />shall make good any deficiency; and LESSOR shall have a lien as <br />security for the rent aforesaid upon all the improvements, <br />additions, equipment and other personal property which LESSEE may <br />place on the leased premises. <br /> <br />VIII. <br />The permitted use of the demised premises is for a site for <br />museums to house historical memorabilia of the La Porte-Bay Area <br />and related activities, and for no other purpose. LESSEE, in the <br />use and occupation of the demised premises and in the prosecution <br />or conduct of any business therein, shall comply with all <br />requirements of all laws, orders, ordinances, rules and regulations <br />~ <br />
