Projected construction schedules <br /> <br />Phase 3: Master Planning <br />Following City approval of the program, Architect will o:mduct a series of work <br />sessions with the Building Committee to develop a Master Plan, including <br />diagrammatic floor plans and architectural character sketches. Architect will <br />provide budget updates at each work session, working with a qualified contractor to <br />project costs on a square foot basis. Upon approval of the Master Plan, Architect <br />will prepare presentation drawings, coordinate the preparation of a colored <br />rendering, and participate in a presentation to the City. <br /> <br />The Site Analysis, Programming, and Master Planning Phase will be completed <br />and documents submitted within 90 days following written authorization from <br />OWNER to ARCHITECT to proceed with that phase of services. <br /> <br />Payment to Architect for Programming/Master Planning activity will be a lump sum <br />amount of $15,000. <br /> <br />Upon completion of the Programming/Master Planning activity, and after written <br />authorization from Owner, the Architect shall proceed with the Basic Services of <br />Architect as hereinafter described. <br />
