Final approval will expire one year after the City Council action <br />granting approval of any plat unless the plat has been filed for <br />record. <br /> <br />4. After final approval has been obtained and prior to recording the <br />plat, two prints of the corrected plat shall be furnished the City <br />Council at the developer's expense. <br /> <br />SECTION 3, RECORDING OF FINAL PLAT: <br /> <br />A. After final approval and proper endorsement have been obtained and all <br />requirements of this ordinance have othenvise been complied with, the <br />plat, and all other instruments that may be required to be recorded, may <br />be recorded with the County Clerk. No changes, erasures, modifications, <br />or revisions shall be made in any plat of a subdivision or to any re- <br />quired instrument after approval has been given by the City Council <br />and endorsed on the plat in lvriting, unless such change, modification, <br />or revision is first submitted to' and approved by the City Council. <br /> <br />B. Within thirty (30) days of the time the subdivision plat has been recorded, <br />the original drawing or a repr'oduction copy of the recorded plat shall be <br />furnished the City of Lomax at the developer's expense. <br /> <br />ARTICLE FOUR <br /> <br />SUBDIVISION 'DESIGN REQUIREMENTS: <br />SECTION 1, GENERAL PRINCIPLES OF ACCEPTABILITY: <br /> <br />A. The subdivision shall conform to the specifications of the City of Lomax. <br /> <br />B. The subdivision layout shall make reasonable provisions for development <br />of adjacent land. <br /> <br />C. Name of subdivision. Duplication of subdivision names shall be prohibited. <br /> <br />D. Legal description of location of subdivision. This description shall be <br />sufficient for the requirements of title examination. <br /> <br />E. Name of Olmer. If Olmer is a company or corporation, the name of a re- <br />sponsible individual such as president or vice president mustbe given. <br /> <br />F. For preliminary plat, the name of the person or firm preparing the plat must <br />be shown. For final plat, name of registered engineer or surveyor certi- <br />fying the plat must be shO'lm. <br /> <br />SECTION 2, STREETS .AJ.'lD ALLEYS. Design Standards: <br /> <br />A. <br /> <br />GENERAL: The street pattern of a neighborhood should provide adequate <br />circulation within the subdivision and yet discourage excessive through <br />traffic on minor or local streets. The arrangement, character, extent, <br />width, grade, and locations of all streets shall conform to the City <br />specifications and shall be considered in their relation to existing and <br />planned streets, to topographical conditions, to public safety and con- <br />venience, and in their appropriate relation to the proposed uses of the land <br />to be served by such streets. If any portion of a collector or major street, <br />traverses any part of the land being subdivided, that portion of the major <br />or collector street as planned at the proposed right-of-way width shall be <br />incorporated in the subdivision plan and shall be dedicated to the appro- <br />priate government. The street layout shall be devised for the most advan-' <br />tageous development of the entire neighborhood development and shall con- <br />form to connecting streets in land adjacent to the nel'l1 subdivision. Provision <br />shall be made within the subdivision to provide street access to adjacent un- <br />developed acreage in such a way as to assure adequate circulation for future <br />development. Deadend streets and those which do not conform to adjacent <br />established streets are to be avoided whenever possible. ~~ere a subdivi- <br />sion abuts or contains an existing or proposed major street, reverse front- <br />age lots may be required. <br /> <br />-" <br /> <br />-11- <br />
