<br />e <br /> <br />e <br /> <br />The Design Development Phase Services will be completed and <br />Contract Documents and ARCHITECT's opinion of costs submitted <br />within 45 days following written authorization from OWNER to <br />ARCHITECT to proceed with that phase of services. <br /> <br />4. During the Construction Documents Phase ARCHITECT shall: <br /> <br />Prepare construction documents ready for bidding, including <br />the following tasks: <br /> <br />a. <br /> <br />Construction drawings will <br />appropriate scale and include: <br /> <br />Cover Sheet/Area Maps <br />Location Plans/Sheet Indicators <br />Final Site Plan <br />Mechanical Plans and Elevations <br />Final Electrical and Instrumentation <br />Detail Sheets <br /> <br />be <br /> <br />prepared <br /> <br />at <br /> <br />0' <br />'" <br /> <br />b. Concurrent with the development of design drawings, <br />the ARCHITECT will develop contract documents and <br />specifications. Final specifications will be <br />presented to OWNER for approval. <br /> <br />Attend ---3- meetings with City staff to discuss <br />proj ect and direction of the work. After each <br />meeting ARCHITECT shall circulate for approval a <br />set of minutes that outline the key topics <br />discussed and any decisions, directions, etc. <br />agreed upon by OWNER and ARCHITECT. <br /> <br />c. <br /> <br />d. Make formal submittal of Drawings, Specifications <br />and Contract Documents for the OWNER's review at <br />the following completion stages: <br /> <br />Interim - 50 % of Detailed Design provide ~ <br />set. <br />Pre-Final - 90 % of Detailed Design provide 3 <br />sets. <br />Final - 100% of Detailed Design provide 5 <br />sets. <br /> <br />e. The ARCHITECT will develop a final "Total Probable <br />costl! estimate. <br /> <br />f. Provide document sets to OWNER as outlined in <br /> <br />A-2 <br />
