approval, which may be filed concurrently with the next Preliminary Plat or Development Site Plan, <br />as the case may be. <br />(3) Disapprove the General Plan as fled, provided, the reasons for such disapproval are stated in <br />writing and a copy of the statement is signed by the Chairman of the Commission. Commission <br />disapproval of a General Plan requires submission of a new General Plan. <br />(g) The original approved mylar of the General Plan shall be retained by the Department in the official <br />files of the Commission. No subsequent plan or plat will be approved until the original mylar has been <br />delivered to the department. <br />(h) In the event the developer or subdivider fails to file a Preliminary Plat or Development Site Plan <br />within one year of Commission approval of the General Plan, approval of said General Plan shall <br />terminate upon written notice to the subdivider, developer, or owner. <br />(i) The developer, subdivider, or owner may request in writing a one year extension specifying the <br />reason why the document has not been filed. <br />Sec. 86-7. Development Site Plans. <br />(a) General <br />(1) The following sections of this Chapter outline procedures for preparing and obtaining approval <br />for developments not defined herein as subdivisions. Except as noted in subparagraph (2) below, it <br />shall be a violation of this Chapter for any person to develop property within the City of La Porte <br />without first: <br />a. Filing a Development Site Plan and required documentation for approval; <br />b. Having said Development Site Plan approved according to the procedures set forth herein; <br />and <br />c. Obtaining a Development Authorization. <br />(2) No Development Site Plan shall be required as provided for herein in the case of development <br />that is solely and strictly a Subdivision (as that term is defined herein) and the requirements of <br />Section 86-8(c) of this Chapter have been satisfied for each subdivision. <br />(3) For both Major and Minor Developments, the Development Site Plan is shall be drawn <br />accurately to scale with exact dimensions by an Engineer. When accompanied by all other required <br />documentation, Development Site Plans shall contain sufficient detail for evaluation of the <br />proposed development. <br />(4) The following information must be provided as part of a Development Site Plan submission: <br />a.
