<br />e <br /> <br />e <br /> <br />. <br /> <br />SECTION 4. AREA REGULATIONS. <br />1. Front Yard. -For a single-family dwelling, two- <br />family dwelling or a multiple-family dwelling use, there <br />shall be a front yard having a minimum depth of not <br />less than twenty-five (25) feet. <br />(a) Where lots have double frontage, running through <br />from one street to another, the required front yard shall <br />be provided on both streets. <br />2. Side Yard- No side yard shall be required for a re- <br />tail use, except on a corner lot, a side yard of ten <br />(10) feet shall be required on the side street, for a <br />single-family dwelling, two-family dwelling or multi- <br />ple-family dwelling use, a side yard shall be required <br />on each side of the lot at a minimum depth of ten (10) <br />feet or ten per cent of the average width of the lot, <br />whichever is smaller, but a side yard shall not be less <br />than five (5) feet. No side yard shall be required <br />where the "B"-Commercial District is separated from a <br />residential district by an alley. <br />3. Rear Yard - Where a lot or any portion of a lot is <br />used for single family, two-family or multiple family <br />dwelling use, there shall be a rear yard equal to twenty <br />(20) per cent of the depth of the lot. <br />4. Area of the Lot - The minimum lot area requirements <br />for single family, two family or multiple family dwell- <br />ings shall be the same as those in the "A" Commercial <br />District. Where dwelling facilities are provided above <br />or behind stores, the lot area requirements shall be the <br />same as those required for multiple-family dwellings in <br />the "All Commercial District. <br />5. Width of Lot. -The minimum width of the lot shall be <br />fifty (50) feet for single-family, two-family, or multiple <br />family use.
