<br />. <br /> <br />. <br /> <br />Article 620," 14 <br /> <br />. <br /> <br />(a) On the side of a lot adjoining an 11 A", "B", "C"," C <br />PLUS", "D", "Ell Residential District, lIElI Apartment <br />Building, Duplexes and/or any other Multiple Dwelling <br />District, lIAlI Commercial or "B" Commercial and not se- <br />parated therefrom by an alley, there shall be a side <br />yard. <br />(b) For a single-family, two-family, or multiple family <br />dwelling use, a side yard shall be required on each side <br />of the lot. The minimum width of the side yard shall be <br />ten (10) feet or ten (10) per cent of the average width <br />of the lot, whichever is smaller, but a side yard shall <br />not be less than five (5) feet and need not exceed fif- <br />teen (15) feet. <br />3. Rear Yard. <br />No rear yard shall be required for a retail, commercial, <br />or manufacturing use, except where a lot abuts an "All, <br />"BlI, "ClI, "C PLUSll, lIDlI, lIElI Residential District, "E" <br />Apartment Building, Duplexes and/or any other Multiple <br />Dwelling District, IIAlI Commercial or lIBII Commercial Dis- <br />trict in which event here shall be a rear yard on the rear <br />of the lot equal to twenty ~O) per cent of the depth of <br />the lot but in no case shall a required rear yard be less <br />than ten (10) feet in depth. No rear yard shall be required <br />where the retail, commercial, or manufacturing use is se- <br />parated from the residential district by an alley. For a <br />single-family, two-family, or multiple-family dwelling use, <br />there shall be a rear yard on the rear of the lot equal to <br />twenty (20) per cent of the depth of the lot. <br />4. Area of the Lot. <br />The minimum lot area requirements for single-family, two- <br />family, or multiple-family dwellings shall be the same as <br />those in the lIAII Commercial District. Where dwelling fa- <br />cilities are provided above stores, the lot area require- <br />ments shall be same as those required for multiple-family <br />dwellings in the IIAlI Commercial District. <br /> <br />. <br /> <br />. <br /> <br />. <br /> <br />57 <br />
