Development of a plan that takes into consideration the currently evolving <br />hotel scheme 'and it's functional response to the "needs" of proposed future <br />uses. <br /> <br />2. The development of a plan which created an opportunity to develop a <br />distinctive waterfront concept incorporating private and public development. <br /> <br />3. Develop an implementation plan that allows functional and financial <br />flexibility. <br /> <br />4. The exploration of a unique project identity through planning mechanism's <br />such as neotraditional community elements, building placements including <br />"build lines" and land used development options. <br /> <br />5. Evaluate the most beneficial vehicular circulation options to both the hotel <br />and the surrounding uses. <br /> <br />B: SCOPE OF SERVICES <br /> <br />PHASE I: <br /> <br />Project Mobilization, Site Analysis & Program Evaluation <br /> <br />1. After authorization to proceed, the Consultant will begin the data review <br />process and prepare the project bases from the information provided by and <br />collected by the Client. The necessary background studies shall include: <br /> <br />a. Visit the project site, obtain photographic coverage and become <br />familiar with overall physical site characteristics and the relationship <br />of the site to the surrounding area. <br /> <br />b. Meet with the Client and confirm the general range of development <br />opportunities and expectations from a program, theme and quality of <br />development perspective. <br /> <br />I; <br />
