Review all available existing pertinent data (provided by Client) in the <br />form of base maps, current hotel site plan, property maps. aerial <br />photographs. engineering information and controls, market studies, <br />planning reports and projections, and other technical data pertinent <br />to the site. <br /> <br />d. Review relevant zoning and subdivision ordinances, restrictions that <br />apply to the project area. <br /> <br />2. On the basis of the background studies and other information provided by <br />the Client. the Consultant will address issues pertinent to site development <br />opportunities such as parcel sizes, phasing, adverse site impacts and <br />existing development conditions on and surrounding the site. <br /> <br />3. Analyze the program input of the Client and prepare proto-typical platting <br />options which will provide different options for parcel depths and widths. <br />This study will then provide a basis for estimating lot values and land use for <br />Client pro-forma analysis. <br /> <br />PHASE II: <br /> <br />Master Planning And Development Concept Plan <br /> <br />1. On the basis of the above background information, the preliminary land use <br />programs and Client defined market strategy, the Consultant will prepare <br />concept plans. Subsequent to Client reviews, a Master Plan refinement <br />process will be undertaken and which will include the following: <br /> <br />a. Land Use Plan/Parcelization Plan defining the overall land use <br />distribution for the site including commercial, housing product types, <br />retail, and other potential uses yet to be defined. Statistical data and <br />acreage density or yields will be provided. <br />
