• • <br />• Planning & Zoning Commission <br />Meeting of 9/29/94 <br />SCU94-002 <br />Page 2 of 2 <br />The additional flexibility and design control provided by this <br />process is intended to result in developments that can <br />comfortably co-exist with and enhance surrounding properties. <br />This is why it can be possible for a commercial P.U.D. to be <br />placed in proximity to residential development without <br />conflicting with the Comprehensive Plan. <br />Plan Unit Development is also used as the term to describe any <br />development that undergoes the development described above. <br />Analysis & Conclusion: Zoning Ordinance 1501 establishes a number of specific <br />development requirements and standards. Staff has reviewed <br />this request using these requirements as a guide. A checklist, <br />detailing ordinance requirements and staff s findings is attached <br />and follows this report. It is identified as Exhibit E. <br />Staff, based on the applicant's preliminary submittal, finds that <br />this development can be developed in accordance with the <br />• requirements of the Zoning Ordinance and the goals. It should <br />be noted, however, that this is a first submittal only and that the <br />Commission and in turn, City Council, will have to review <br />additional documentation. For this reason staff, at this time, <br />will not make a recommendation regarding this project. <br />• <br />
