However, the <br />State's recommendations assume healthy pasture. <br />As will be discussed in a subsequent portion of <br />this report, present property conditions may <br />warrant lower animal concentrations. <br />• Types of animals are limited to conventional <br />livestock (cattle, sheep, horses, etc.). <br />• Pasture area must be maintained in good <br />condition. It cannot be allowed to become a <br />public nuisance because of excessive weeds, <br />debris or unsanitary conditions. This is also <br />regulated by the City's public nuisance ordinance <br />(# 1358). <br />Additionally, Ordinance Section 8-400 and 10-100 establish <br />regulations for P.U.D. developments. Staff has reviewed the <br />• criteria established by these sections. Checklists detailing <br />P.U.D. requirements are attached to this report and identified <br />as Exhibits C and D. Most of these regulations are not <br />applicable to requests such as this one. There are, however, <br />certain requirements that must be observed. These are detailed <br />below. <br />Protection of nrivacv and value of surroundins residential uses: <br />As illustrated in Exhibit A, portions of the subject tract abuts <br />North 14th Street and North "H" Street (Fair Lane) at the <br />perimeter of the La Porte Terrace Subdivision. There are also <br />homes located south of the Barbour's Cut Blvd. face of the <br />property. Each of these rights-of--way are 80 feet wide. By <br />imposing the 25 foot fencing setback, pasture area would be <br />held 105 feet from any residential property line. Staff would <br />recommend that as a permit condition, it be made the <br />responsibility of the applicants to mow and maintain the 25 foot <br />buffer (and abutting unpaved right-of--way) in a manner that is <br />compatible with a residential subdivision. <br />Water location is another factor to be considered. Rather than <br />dig a pond for water, the applicants intend to use City service. <br />The applicant, at the Commission's September 15 hearing, <br />stated that water is to be brought to the property from the <br />
