• • <br />~~. <br />Staff Report Boncosky Trucking Terminal May 1, 1997 <br />Preliminary Plat <br />Reauested Bv: John Boncosky of Boncosky Services <br />Reauested For: A 6.3192 acre tract of land out of a portion of Blocks 1203 and <br />1204; Town of La Porte, now known as Tract 1K, Johnson Hunter, <br />Abst. 35, and a portion of Tracts 37A & 37B, George B. Mc <br />Kinstry, Abst. 47, which is further described as being located in the <br />1700 Block of South 16'~ Street, La Porte, Texas. <br />Present Zoning: Planned Unit Development (P.U.D.) with Special Conditional Use <br />Permit #96-003. <br />Requested Use: Trucking Operation with Tank Truck Cleaning <br />Background: The Planning & Zoning Commission at their April 17, 1997 <br />meeting granted Conditional Approval of the General Plan for this <br />development. This allowed the applicant to submit an "Amended" <br />General Plan and a Preliminary Plat for review by the <br />Commission. The "Amended" General Plan is being <br />considered as a separate item on the agenda. The General Plan <br />requires approval before the Commission can approve the <br />Preliminary Plat. <br />Based on their review of the "Amended" General Plan, staff <br />recommends approval of the General Plan with minor changes. <br />Analysis: Using Appendix D of the City's Development Ordinance 1444 as a <br />guide, staff reviewed the Preliminary Plat and found it complies <br />with City's requirements. A copy of the Preliminary Plat Checklist <br />follows this report. <br />Approval of the Preliminary Plat by the Commission authorizes the <br />developer to file a Final Plat. <br />Conditional Approval of the Preliminary Plat by the Commission <br />requires submission of an amended Preliminary Plat and additional <br />documentation as specified by the Commission for final <br />Commission approval. <br />
