Boncosky Preliminary~lat • <br />5/1/97 - P&Z Meeting <br />Page 2 of 3 <br />Disapproval of the Preliminary Plat by the Commission requires <br />submission of a new Preliminary Plat. <br />Conclusion: There are remaining issues that need to be addressed. These issues <br />will have to be satisfied prior to the approval of the Final Plat. <br />Conditional approval of the Preliminary Plat will allow the <br />applicant to resubmit an "Amended" Preliminary Plat along with <br />the Final Plat. This will enable the applicant to meet with City <br />staff to resolving any outstanding issues. Staff recommends <br />"Conditional Approval" with the following conditions. <br />1. The original approved mylar of the General Plan, signed by the <br />developer and planning consultant, shall be provided to the <br />City for the official files of the Planning & Zoning <br />Commission. <br />2. Water and sewer routing, construction and design shall be <br />approved by the City. <br />3. The Final Plat shall reflect the property owner's signature <br />authorizing the platting of the property. <br />4. Drainage plans shall be approved by Harris County and the <br />City of La Porte. <br />5. Detention shall be approved by the City. <br />6. Proposed landscaping shall be subject to approval by the <br />Director of Planning. <br />7. The applicant is responsible for obtaining a zoning permit. <br />8. See items noted on the Preliminary Plat Checklist. <br />9. The declaration of P.U.D. covenants, conditions or restrictions <br />or equivalent shall specify that deeds, leases or documents of <br />conveyance affecting buildings, uses, parcels, and tracts shall. <br />subject said properties to the terms of said declaration. <br />
