a. Permanent control monuments,one for each five acres of property or fraction thereof,shall be placed <br /> along streets centerlines or at subdivision corners. The location of control monuments shall be <br /> approved by the department at the preliminary plat stage and shown on the final plat.The construction <br /> of permanent control requirements shall be in accordance with the PICM. <br /> b. At least one control monument shall be accurately tied,by angle and distance to an approved City of <br /> La Porte monument.Elevation shall be established for each control monument installed.Datum shall <br /> be supplied or approved by the department. <br /> c. Elevations and coordinate values for each control monument shall be submitted in accordance with <br /> language approved by the director and approval by the department prior to execution of the final plat. <br /> d. All corners of the subdivision,all angle points and points of curvature in the subdivision boundary,all <br /> block corners,all angle points and points of curvature in each street right of way shall be marked with <br /> iron rod not less than three-fourths of an inch in diameter and 30 inches in length,placed flush with <br /> the finished ground elevation. <br /> e. All lot corners shall be marked with iron rods not less than five-eighths of an inch in diameter and 30 <br /> inches in length,placed flush with the finished ground elevation. <br /> f. All required monumentation shall be completed prior to final acceptance of the subdivision and <br /> execution of the plat. <br /> (2) Major developments. <br /> a. All lot corners of minor developments shall be marked with iron rods not less than five-eighths of an <br /> inch in diameter and 30 inches in length,placed flush with the finished ground elevation.Lot corners <br /> shall be established and placed prior to commencement of any building construction. <br /> (h) Public improvements. <br /> (1) The developer shall pay all costs for providing the development with streets,water mains,sanitary sewers, <br /> and storm sewers in accordance with plane and specifications for such improvement approved by the <br /> director and in the manner set out in the adopted utility extension policy.The subdivider shall pay all costs <br /> associated with street lighting as set out in the PICM. <br /> (2) The subdivider or developer shall guarantee construction of all approved public improvements as provided <br /> in this section and in conformance with the adopted PICM. <br /> (3) The installation of the approved improvements shall be under the inspection of the director or his <br /> representative and the director shall certify the installation as being in accordance with the approved plans <br /> and specifications before the commission will execute a subdivision plat for recordation,or before the city <br /> will accept said public improvements for maintenance. <br /> (i) Reimbursement for oversizing. <br />
