(h) In the event the developer or subdivider fails to file a preliminary plat or development site plan within one year <br /> of commission approval of the general plan,approval of said general plan shall terminate upon written notice to <br /> the subdivider,developer,or owner. <br /> (i) The developer,subdivider,or owner may request in writing a one year extension specifying the reason why the <br /> document has not been filed. <br /> Sec. 86-7. -Development site plans. <br /> (a) General. <br /> (1) The following sections of this chapter outline procedures for preparing and obtaining approval for <br /> developments not defined herein as subdivisions.Except as noted in subparagraph(2)below,it shall be a <br /> violation of this chapter for any person to develop property within the City of La Porte without first: <br /> a. Filing a development site plan and required documentation for approval; <br /> b. Having said development site plan approved according to the procedures set forth herein;and <br /> c. Obtaining a development authorization. <br /> (2) No development site plan shall be required as provided for herein in the case of development that is solely <br /> and strictly a subdivision(as that term is defined herein) and the requirements of section 86-8(c)of this <br /> chapter have been satisfied for each subdivision. <br /> (3) For both major and minor developments,the development site plan is shall be drawn accurately to scale <br /> with exact dimensions by an engineer. When accompanied by all other required documentation, <br /> development site plans shall contain sufficient detail for evaluation of the proposed development. <br /> (4) The following information must be provided as part of a development site plan submission: <br /> a. Application and applicable fee. <br /> b. Development checklist. <br /> c. Project description letter. <br /> d. Drainage Plan and/or calculations as required by the director. <br /> e. Exterior building elevations for sites subject to the city's Design Guidelines(Chapter 106,Article IX). <br /> f. Traffic impact assessment,if required by the director. <br /> g. Any additional information required by the director. <br /> h. Development site plan showing the location of all improvements on the site, whether existing or <br /> proposed.Proposed improvements shall be in compliance with all applicable local,state and federal <br /> requirements.The development site plan shall contain the following graphical information: <br /> 1. Name of development <br /> 2. Type of development <br /> 3. Description of land within proposed development: " acres out of the <br /> Survey,Abstract Number ,Harris County,Texas." <br /> 4. Legal description of development,including blocks and lots or reserves or a metes and bounds <br /> description of the property boundary. <br /> 5. Name of owner or authorized representative. <br /> 6. Name of developer. <br /> 7. Name of planning consultant. <br /> 8. Filing date of application. <br /> 9. Engineering Scale. <br />
