-' ~ ~ • ~ CF's 48 a2-79 N1c/bc <br />w° <br />O <br />CO <br />ti <br />Cn <br />La.. <br />\5 <br /> <br />t• <br />General Warranty Deed <br />STATE OF TEXAS ~ <br />COUNTY OF HARKIS ~( <br />• • <br />•.I 2098- 14l~ <br />97.170 ~~~ A ~D• 1:.~~ <br />KNOW ALL MEN BY THESE PRESENTS: THAT <br />FRIENDS[700D DEVELOPMENT COMPANY, an Arizona corporation with <br />a permit to do business in Texas, hereinafter called "Grantor", <br />for and in consideration of the sum of Ten Dollars ($10.00) and <br />other good and valuable considerations in cash paid to it by <br />CITY OF PASADENA, a municipal corporation in Harris County, Texas, <br />hereinafter called "Grantee", the receipt and sufficiency of which <br />are hereby acknowledged, has granted, sold and conveyed, and by <br />these presents does grant,~sell and convey, unto Grantee, subject <br />to the reservations, exceptions, conditions and restrictions here- <br />inafter set out, the surface estate in and to that certain tract <br />1~ <br />or parcel of land more particularly described by metes and bounds <br />~. <br />on Exhibit "A" attached hereto and made a part hereof and incorporated <br />herein for all purposes. <br />This conveyance is made and accepted subject to any and all <br />easements and restrictions affecting the use of the land conveyed <br />hereby now of record in the office of the County Clerk of Harris <br />County, Texas including, but not limited to the following: <br />•(1) Grantor excepts herefrom and reserves unto itself <br />and its successors and assigns a right-of-way and <br />easement to construct, operate, maintain, replace and <br />remove pipelines over and across a pipeline easement <br />across the property herein conveyed; said easement <br />described as being a 50-foot wide strip of land lying <br />parallel and adjacent to the northeasterly right-of-way <br />line of newly widened Red Bluff Road (300 feet wide), <br />and Grantee agrees that it will not construct any pole, <br />tower or other surface installations on this 50-foot <br />wide strip of land which will interfere with Grantor's <br />use for pipeline purposes, more particularly described <br />by ff-etes and bounds on Exhibit "B" attached hereto. <br />(2) A 0.41 acre easement to Exxon Pipeline Company recorded <br />under Volume 3340, Page 174 in the Deed Records of Harris <br />County, Texas. <br /> <br />
