~~ ~ . <br />' There is excepted from this conveyance all oil, gas and other ' <br />minerals in, on and under the hereinabove described land, which <br />minerals were excepted by Humble Oil & Refining Company in a <br />conveyance to Friendswood Development Company dated October 15, 1962, <br />recorded in Volume 4915, Page 272 of the Deed Records of Harris <br />County, Texas. <br />The land is and shall be subject to the following restrictive <br />covenants, for a period of fifteen (15) years from the date hereof <br />at which time these restrictive covenants shall expire and there- <br />after be null and void, which covenants shall be binding upon Grantee, <br />its successors and assigns, and shall run with the title to the land; <br />provided further, however, that said restrictive covenants shall <br />cease to exist and be of no further force or effect~at any time <br />that title to the land is revested in Grantor, its successors or <br />assigns. <br />The land shall be used by Grantee for the purpose of maintaining <br />and operating a municipal civic center and other municipal facilities <br />such as police and fire stations and no buildings, structures or <br />improvements shall be erected, maintained or permitted upon any <br />portion of such land other than such buildings, structures or <br />improvements as are customarily incident or auxiliary to the <br />aforesaid use. <br />No buildings or other improvements shall be constructed on <br />the land within fifteen (15) years from the date hereof, until <br />building and sign plans and specifications have been submitted <br />to, and have been approved by, Grantor or its assigns. All signs <br />permanent and temporary (including but not limited to those used <br />during construction and leasing periods), must be approved by <br />Grantor or its assigns. Building plans shall include site and <br />landscaping plans and plans for off-street parking of vehicles <br />and the underground installation and maintenance of all utilities. <br />Any and all plans and specifications submitted to Grantor which <br />have not been disapproved within thirty (30) days after the date <br />of submission shall for all purposes be deemed to have been <br />approved. Approval of plans and specifications by Grantor shall <br />not cover or include approval for any other purpose and specifi- <br />-2- <br />
