Broadway, legally described as Lot 27 and the <br />N1/2 of Lot 26, in Block 37, Town of La Porte, Harris County, <br />Texas. <br /> <br />Dear Ladies: <br /> <br />I enclose copy of a letter from Barbara A. Warnock and Mae B. <br />Kelly, of San Antonio, Texas, dated August 10, 2004. This letter <br />was forwarded to our offices for review, about two weeks ago. Upon <br />receipt of the documents, I ordered a title examination from The <br />Research Staff, Inc., in Houston, title abstracters, a copy of <br />which is enclosed. <br /> <br />Ad valorem taxes on the property appear current, except for 2004. <br /> <br />Title to the property is questionable, because Rex Baker never had <br />a deed to the property. I do not believe a title insurance company <br />would insure the title. <br /> <br />I understand that Debra Dye has had conversations with Fred <br />Westergren, who has purchased the Posey property, consisting of <br />about 4 lots, immediately south of the above described lot and 1/2, <br />at 110 S. Broadway. Mr. Westergren and his wife, Linda Westergren, <br />plan to build offices for their business, on the Posey tract, <br />styled similar to Kathleen Lemon's CPA office on Main Street, in a <br />"rural" type style. The building would also house living quarters <br />for them. <br /> <br />Mr. & Ms. Westergren would like to purchase the property, even with <br />the questionable title, simply to give them additional parking, and <br />possible access through the alley to First Street. <br /> <br />The HCAD valuation on the property is $4,630.00 which is slightly <br />more than $1.00 per square foot. This is probably low. However, <br />appraisal values assume good title. <br />
