(1) That all the property transterred hereby, hereatter in this instrument called the"airport', except ~or the building aeeas, . non-aviation tacilities or non-airport property, within the limitations ot subparagraph (2) at the next succeeding paragraph, shall be used for publio airport purposes, and only tor such purposes, on reasonable terms and w1thout u~Just discrimination and without grant or exercise at any exolusi ve right tor use at the a1rport wi thin ... the meaning ot Section 303 ot the Civ1l Aeronautics Act at 1939. As used herein, 'pUblic a1rport purposes. shall be deemed to exclude use ot the structures conveyed hereby, or any port1on thereof, tor manutactur1ng or industrial purposes. However, until, in the opin1on of Civil Aero- nautios Administration or 1ts successor Government agency, it is needed for public airport purposes, any partioular structure trans- terred hereby may be utilized tor non-manufacturing or non-1ndustrial purposes in such manner as the party of the second part deems advis- able, provided that suCh use does not 1nterfere w1th operation of the remainder at the airport as a public airport. (2) That the ent1re landing area, as detined in VAl R~gula- t10n 16, dated June 26, 1946, and all structures, improvements, tacili- ties, and equipment of the airport shall be maintained at all times in good and serviceable condit10n to assure its etticient operation, provided, however, that such malntenance shall be required as to structures, improvements, taoilitles and equlpment only durlng the remainder of their est1mated lite as determined by the C1vil Aeronautics Adm1nistration or lts successor Government agency. In the event materials are required to rehabilitate or repalr certa1n of the aforementloned structures, improvements, facillties, or eqUip- msat, they may ~e procured by demolltion of other structures, lmprove- ments, facilities or equipment transferred hereby and looated on the above desoribed premises, whlch have outlived their use as airport property 1n the oplnion ot the 01vil Aeronautlos Administration or
