<br /> South 16th Street (also known as Powell Road), based on a 60-foot width per Volume 60, Page
<br /> 112, Deed Records of Harris County, Texas; said iron rod also marking the northwest comer of
<br /> Restricted Reserve "D", Block 4, FINAL PLAT OF PORT CROSSING, a plat of subdivision
<br /> recorded under Film Code Number 608300, M.R.H.C., and marking the northwest corner of that
<br /> certain called 20.0007 acres described in deed to Del Piso Investments, LLLP, as recorded under
<br /> C.C.F. Number Z427384, O.P.R.R.P.H.C.; said iron rod also marking the most westerly
<br /> southwest corner of said Parcel C, and the southwest corner of said Reserve "F" and herein
<br /> described tract;
<br /> THENCE, North 02°58'44" West, with the east R.O.W. line of said South 16th Street, a distance
<br /> of 121.24 feet to a 5/8-inch iron rod with plastic cap, stamped "TERRA SURVEYING," set
<br /> marking an angle point in said R.O.W. line;
<br /> THENCE, Nol lh 03°00'40" West, continuing with the east R.O.W. line of said South 16th Street,
<br /> a distance of 315.47 feet to the west common corner of Reserves "F" and "G" of said Block 4,
<br /> and being the northwest corner of the herein described tract, from which a 5/8-inch iron rod with
<br /> cap found for reference bears North 80°42' East, 0.20 feet;
<br /> THENCE, South 89°23'59" East, departing said east R.O.W. line with the common line of said
<br /> Reserves "F" and "G", at 1,162.55 feet pass the south common corner of Reserves "G" and "H"
<br /> of said Block 4; continuing with the common line of said Reserves "F" and "H", a total distance
<br /> of 1,425.94 feet to a 5/8-inch iron rod with cap found in the curved, west R.O.W. line of
<br /> State Highway 146, based on a varying width, and marking the east common corner of said
<br /> Reserves "F" and "H", and the northeast comer of the herein described tract;
<br /> THENCE, southerly, with the west R.O.W. line of said State Highway 146 and a non-tangent
<br /> curve to the right,having a radius of 5,559.27 feet, an arc length of 630.38 feet, a central angle of
<br /> 06°29'49", and a chord which bears South 14°58'32" West, 630.05 feet to a point for the east
<br /> common corner of Reserves "E" and "F" of said Block 4, and being the southeast corner of the
<br /> herein described tract;
<br /> THENCE, Nmih 81°24'13" West, departing said west R.O.W. line with the common line of said
<br /> Reserves "E" and "F", at 304.54 feet pass the north common corner of said Reserve "E" and the
<br /> aforesaid Reserve "D"; also being the northeast corner of the aforesaid 20.0007 acre tract and an
<br /> interior corner of the aforesaid Parcel C, from which a 5/8-inch iron rod with cap found for
<br /> reference bears North 27°43' East, 0.24 feet; continuing with the common line of said Reserves
<br /> "D" and "F", the north line of said 20.0007 acre tract, and the most westerly south line of said
<br /> Parcel C, a total distance of 1,254.27 feet to the POINT OF BEGINNING, and containing
<br /> 16.2342 acres (707,162 square feet) of land.
