Exhibit"B" BEGINNING at a point in the south right-of-way(R.O.W.) line of West M Street(unimproved), based on a 60-foot width per Volume 60, Page 112, Deed Records of Harris County, Texas; also being the northeast corner of that certain called 13.0000 acres described in deed to Pierside Industries, Inc., as recorded under C.C.F. Number G716283, O.P.R.R.P.H.C.; also being the northwest corner of said Reserve "M", said Parcel A, and the herein described tract, from which a 5/8-inch iron rod with cap found for reference bears South 21°42' East, 0.19 feet; THENCE, North 86°53'37" East, with the south R.O.W. line of said West M Street, a distance of 432.46 feet to a 5/8-inch iron rod with plastic cap, stamped "TERRA SURVEYING," set marking the north common corner of Reserves "L" and "M" of said Block 2, and the northeast corner of the herein described tract; THENCE, southerly and westerly, departing said south R.O.W. line with the common lines of said Reserves "L" and "M", the following courses: South 03°00'40" East, a distance of 739.86 feet to an interior corner of said Reserve "L", and the southeast corner of said Reserve "M" and the herein described tract, from which a 5/8-inch iron rod with cap found for reference bears North 79°25' East, 0.25 feet; South 86°54'30" West, at 37.50 feet pass a 5/8-inch iron rod with cap found marking the north common corner of Reserves "K" and "L" of said Block 2, an interior corner of the aforesaid Parcel A, and the northeast corner of that certain tract described in deed to Liberty Property Limited Partnership (herein referred to as the "LPLP Tract"), as recorded under C.C.F. Number 20150414840, O.P.R.R.P.H.C.; continuing with the common line of said Reserves "K" and "M", the north line of said LPLP Tract, and the most westerly south line of said Parcel A, a total distance of 432.25 feet to a 5/8-inch iron rod with cap found marking the southeast corner of the aforesaid 13.0000 acre tract, the most westerly southwest corner of said Parcel A, and the southwest corner of said Reserve "M" and the herein described tract; THENCE, North 03°01'39" West, with the east line of said 13.0000 acre tract, the west line of said Reserve "M", and the most northerly west line of said Parcel A, a distance of 739.75 feet to the POINT OF BEGINNING, and containing 7.3429 acres (319,857 square feet) of land.
