The 20 feet wide easement is more particularly decribed by metes and bounds as follows: COMMENCING at the Northeast corner of Lot 28, Block 6 at the intersection of the South right-of-way line of East "E" Street (60 feet right-of-way) and the West right-of-way line of Brownell (Thirteenth) Avenu~ (60 feet right-of-way). Thence, south 62 degrees 45 minutes South right-of-way line of said East boundary line of Lot 28i a distance of BEGINNING. Westi coincident with the RE" Street and the North 2.63 feet to the POINT OF Thence, South 12 degrees 45 minutes Westi a distance of 89.23 feet to a point for corner. Thence, North 77 degrees 15 mminutes Westi a distance of 20.00 feet to a point for corner. Thence, North 12 degrees 45 minutes Easti a distance of 72.45 feet to a point for corner. Thence, North 62 degrees 45 minutes Easti coincident with the South right-of-way line of East "ED Street and the North boundary line of Lot 28i a distance of 26.11 feet to the POINT OF BEGINNING. TO HAVE AND TO HOLD the above described easement, together with all and singular the rights and appurtenances thereto in anywise belonging unto the said CITY OF LA PORTE, TEXAS, its successors and assigns, and its franchised public utilities, in accordance with th~ terms and conditions hereinabove set forth. The GRANTOR does hereby bind himself, his heirs, executors and administrators to WARRANT AND FOREVER DEFEND, all and singular the said easement unto the said CITY OF LA PORTE, TEXAS, its successors and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof.
