<br />ptixpt38es , for maintenance and access to the drainage easement .
<br />Grantee shall repaiz any damage caused to Grantor's property,
<br />by its access to its drainage easement.
<br />The Grantor further grants and conveys to tixe Grantee the right of
<br />ingressJegres~ on axed through the ten fast ts.o` } ~atri,p of Iand for
<br />alb. purposes necessary ar incidental to exercise the xights herein
<br />granted. Grantee shall give Grantor reascanab~.e native pricy to
<br />erxtering GzauCor~ s property< The ten foot {~,o ~ } easement sha~.l be
<br />r~+sexved excluaivel~ for the Iacatian of a starmwater drainage
<br />condu:Lt azxd appurtenances . The grantee shall not increase drainage
<br />pipe ei~e nor construct an open drainage channel. without prior
<br />wxittexs consent from the Grantor, their heirs andJar assigms.
<br />Grantor xesexves the right to use and enjoy said lands except
<br />as may be necessary for purpasss herein granted, provided Grantor
<br />shall not construct oz permit to he constructed any atruatuze,•
<br />zeservaix or any other obstruction ar excavation on, over ox within
<br />said p~exmauent easement, However, ,Grantor specifically reserves
<br />the right for perp~sndiculaz craeaings of Grantee's easement with
<br />fences{ pipel3.nes, roads, streets, driveways, water lines, sanitary
<br />sewer lines and other util,itiea oz facilitiest and to be ctsnstructed
<br />as not to interfere with Grantee's drainage acsnduit. Gzantox
<br />further specifically reserves the tight to construct and maintain
<br />a fence on Grantor's east propezty line.
<br />In the exercise of its rights hereczndex. Grantee shall at ail
<br />t~.mes conduct itself and perform all work in a safe, proper, and
<br />workmatzliks mannex; and shall indecnni#y, hold harmless, and defend
<br />Gra~xtoz, its agents, sexvantsf employees, a~ficers, directors,
<br />aucceasc~rs, and assigxxa of, from, and against any and all claims,
<br />losses, or ~ialailities ors account of injuries to audJoz death of
<br />pezsc~na, ar damage to property, 3.n.cluding all cast and expenses,

<br />ar other encumbrances to attach to the Hasement Area, including,
<br />but not lit~tited ta, any mechanics' liens and othez liens aris#.ng
<br />ant of any acts ar amiasians of Grantee ar out of any failures to
<br />pay far work, lobar, or materials in connection with the placemer~tF
