Scope of Report. The methodology of the analysis included the Direct Sales <br />Approach. The Replacement Cost Approach and the Income Approach to value <br />were not used in this analysis. The obtained and reviewed the current comparable <br />land sales and compared the data to the subject property, making adjustments for <br />any differences where applicable. The appraiser relied on the HCAD and MLS <br />information for data. A copy of a current survey was not available. In terms of <br />data collection, the appraiser reviewed office data files, MLS sales data, and <br />Central Appraisal District data, as well as having conversations with <br />knowledgeable brokers in the local market area. <br />Instructions to Appraisal Firm. The instructions to this appraisal <br />firm were to prepare an Appraisal Report in order to estimate the market <br />value of the subject property. <br />Tax Information.The subject property is located in the taxing jurisdictions of <br />the La Porte Independent School District, Harris County (with related entities), <br />San Jacinto Jr. College, Port Authority and the City of La Porte. The subject <br />property is currently assessed at $186,200 for year 2016. CAD#0241940230001. <br />(See addenda for HCAD data). <br />Intended Purposes/User: The intended purpose of this appraisal is to <br />estimate the fair market value of the subject property for use by the client and <br />intended user for internal use only. The client and intended user is the City of La <br />Porte only. Any other use or reliance of this report by a third party is prohibited. <br />Estimated Exposure.The estimated exposure time of up to 12 months is <br />anticipated. <br />Property History. The subject property is currently owned by John S. Kilber <br />Trustee. No sale of the subject property has taken place over the past 36 months <br />per HCAD data. The subject property does not appear to be currently listed for <br />sale at the present time. <br />Statement of Environmental Condition. Upon the routine inspection of <br />the subject property, no evidence of any hazardous wastes or detrimental <br />environmental conditions was noted; however, if hazardous wastes are found on <br />the subject property, it may affect the value of the site and we suggest that the <br />client obtain the services of a qualified expert to determine the status of the <br />situation. This appraisal has been made under the assumption that the subject <br />property does NOT have any potential hazardous waste deposits. It is possible <br />that tests and inspections made by a qualified hazardous substance and <br />environmental expert would reveal the existence of hazardous materials that the <br />appraiser is not qualified to detect. <br />Area/Neighborhood Data.The subject property located in southeast Harris <br />County in the city limits of La Porte approximately 18-25 miles west of the <br />2 <br /> <br />
