Downtown Houston Business District. The immediate neighborhood of the <br />subject consists of single family detached houses generally range in price from <br />$45,000 to over $1,000,000. They have an estimated age range of between new <br />and +-75 years. The newer single-family homes are typically wood frame homes <br />with brick veneer and some stucco and brick veneer exteriors over concrete slab <br />foundations. The existing commercial activity is located the major roadways such <br />as State Highway 146, Fairmont Parkway Broadway and Main Street. The subject <br />neighborhood is currently considered to be in the growth stage with the general <br />area being approximately 75%-80% built-up. <br />Aerial Map <br />Property Data. The subject property consists of a 1.22 acres (53,200 square <br />feet) tract of land per the HCAD data. A survey was not available for review. The <br />subject property is a rectangular shaped tract of land having approximately 200 <br />feet of frontage along South Broadway per the HCAD facet maps. The site is NOT <br />in the 100 year flood plain per the flood plain map which is located in the <br />addenda to the report. The site has all utilities available.
