Brissette, P.E. c/o Clay Development & Construction, Inc. <br />Requested For: 14.8252 acres being TR 27 of Block 27, TR 28 of Block 28, <br />Nebraska Syndicate and TR 3, being situated in the Enoch Brinson <br />Survey, Abstract 5 Volume 65, Page 175, H.C.D.R., LaPorte, Harris <br />County, Texas. <br />Location: 1400 State Highway 146 North <br />Land Use Map: Commercial Industrial Uses <br />Requested Use: Office Warehouse -rail served <br />Present Zoning: Planned Unit Development (PUD) <br />Background: Applicant is proposing a 292,500 sq.ft. office/warehouse & <br />distribution center along feeder road of State Highway 146 North. <br />The subject property is located to the east of State Highway 146 <br />frontage road (formerly loth Street), west of 8th Street (unimproved <br />right-of-way) north of `L' Street (now Harris County Flood Control <br />drainage channel), and south of Union Pacific Railroad (formerly <br />Southern Pacific). <br />Analysis: <br />Proposed site is located closely to the Barbour's Cut Terminal and <br />Bayport Expansion Terminal, two primary container terminals for <br />the Port of Houston Authority (POHA) in the southeast Harris <br />County. In addition, the property is within the vicinity of commercial <br />and industrial facilities in the area near upper Galveston Bay. <br />Under the terms of Development Ordinance 1444, the proposed <br />development will require a major development site plan. This is <br />based on the size of the development being in excess of 10 acres. <br />Land Use - The City's Land Use Plan indicates this area developing <br />with commercial industrial uses. Previous use of the property as <br />RV/Trailer Park was considered to be pre-existing and <br />nonconforming. Trailer park is now abandoned and land has been <br />cleared of all structures. <br />Current owner is proposing a rail -served office warehouse facility at <br />this site. <br />
