The subj ect
property is located near the entrance gateway to La Porte. Future
development in this area should enhance the entrance corridor to the
City to establish a regional identity.
Special Use Performance Standards — Exterior building design
standards of 100% masonry/glass products shall be applicable to
proposed project along major thoroughfare. With a Planned Unit
Development district, building setbacks, lot coverage, and facade
requirements will have positive aesthetic impacts at the entrance
corridor to La Porte. A 12" water line and 6" sanitary sewer force main
relocation work is completed at site. Stormwater management and
drainage issues have been reviewed with the site development plan.
The subject site abuts F 101 channel to the east and south.
