PlanningandZoningCommissionRegularMeeting <br />December18,2014 <br />SCUP,KobelcoCompressorsAmericaInc. <br />suchuseasspecifiedineachrequiredtosubmitasitedevelopmentplaninaccordancewiththe <br />districthavebeenmetbytherequirementsoftheĭźƷǤƭDevelopmentOrdinance.Additionally,the <br />applicant.sitedevelopmentplanwillneedtocomplywithallotherprovisionsof <br />theĭźƷǤƭZoningOrdinanceandwillbereviewedduringthesite <br />developmentreview.AnyconditionsimposedaspartofaSCUP <br />approvalwillneedtobeincorporatedinthesitedevelopmentplan. <br />(3)ThattheapplicanthasagreedTheapplicantwillneedtoconfirmontherecordatthepublichearing <br />tomeetanyadditionalthattheyareagreeabletotheconditionsimposedontheSCUP.Staff <br />conditionsimposed,basedonhasprovidedalistofconditionsaspartofthisreport.However,the <br />specificsiteconstraints,andCommissionandCityCouncilmayimposeadditionalconditions, <br />necessarytoprotectthepublicshouldtheyapprovetheproposedSCUP. <br />interestandwelfareofthe <br />community. <br />ShouldthePlanningandZoningCommissionrecommendapprovaloftherequested <br />SCUPapplication,staffrecommendsthefollowingconditionsbeconsidered: <br />1.Asitedevelopmentplanshallbesubmittedinaccordancewithapplicable <br />requirementsoftheCityofLatƚƩƷĻƭDevelopmentOrdinance. <br />2.TheplanshallcomplywithallotherprovisionsofChapter106,ͻƚƓźƓŭͼofthe <br />/źƷǤƭCodeofOrdinancesandallotherdepartmentreviewsandapplicablelawsand <br />ordinancesoftheCityofLaPorteandtheStateofTexas. <br />3.Allnecessarydocumentationforbuildingpermitreviewmustbesubmittedin <br />conjunctionwiththeĭźƷǤƭbuildingpermitapplicationprocess. <br />4.Atwotierlandscapebuffershallbeprovidedalongthesouthpropertylinein <br />accordancewiththeprovisionsofSection106444(a)(1)oftheCityofLaPorteCodeof <br />Ordinances.ThislandscapingshallbeinadditiontotheБhighmasonryscreenwall <br />indicatedonthesiteplan. <br />5.Aminimum50footbufferareashallbeprovidedbetweenthefacilitybuilding <br />andtheadjacentresidentialpropertylinetothesouth.Thisbufferareashallbe <br />maintainedbythepropertyownerandmayincludetherequireddetentionfacilityas <br />wellaslandscaping. <br />6.Nooutsidestorageispermittedonsite. <br />7.ThereshallbenoaccesspermittedonFleetwoodDrive.Allaccesstothesite <br />musttakeplacefromtheaccessdriveonSpencerHighway. <br />8.Thesiteshallbesubjecttotheperformancestandardsoutlinedinthe <br />ͻŅƚƚƷƓƚƷĻƭͼofSection106521(c)oftheCityofLaPorteCodeofOrdinances. <br />5 <br /> <br />
