Planning and Development Department <br />Staff Report <br />Should the Planning and Zoning Commission approve a Major Development Site <br />Flan for a now multi -family development at 1631 SH 146 by ®oak Brown of <br />Brownstone Group? <br />Staff recommends approval of the proposed Major Development Site Flan as <br />submitted with the condition that any and all remaining staff comments be addressed <br />prior to release of approved site plan. <br />Applicant's Request, <br />The applicant seeks to construct a new multi -family development on a 20 acre <br />tract of land. The proposed facility will consist of 20 separate structures, totalin <br />294 individual units, and an office/club house building. The site will include <br />associated development requirements such as parking, utilities, landscaping, et <br />/ <br />the drainage easement located along the eastern boundary of the site. The <br />attached Exhibits show the proposed site layout and other information provided <br />the applicant. <br />Background Information, <br />The subject site is 20 acres in size and located on the east side of SH 146, west <br />the Bay Forest Golf Course. The property is currently going through the replat <br />process. The Planning and Zoning Commission approved the proposed project <br />received approval of a Special Conditional Use Permit (SCUP) in April 2018. 1 <br />This site development plan was reviewed according to the provisions of Chapt <br />86-7 (c). Because the overall site is greater than 10 acres in size, it <br />requires consideration by the Planning and Zoning Commission. The site plan i <br />also subject to all applicable requirements of the City's Zoning Ordinance <br />(Chapter 106 of the city's Code of Ordinances) and approved SCUP.
