Jones Survey, <br />Abstract No. 482, La Porte, Harris County, Texas. <br />Location <br />:3535 Canada Road <br />Land Use Map: <br />Mid to High Density Residential <br />Requested Use: <br />Multi-Family, SeniorApartment Homes <br />Present Zoning <br />:High Density Residential (R-3) <br />Background: <br />Mariposa at Pecan Park is a proposed apartment complex designed <br />exclusively for active adults 55 years and older. The project is <br />proposed on 12.989acres of land out of William M. Jones Survey, <br />Abstract No. 482, LaPorte, Harris County, Texas. The property is <br />located approximately 1000’ north of the intersection of Canada <br />Road and Fairmont Parkway. <br />Previously, the applicant requested rezoning of this property from <br />General Commercial (GC) to High Density Residential (R-3) for <br />multi-family development to be known as Mariposa at Pecan Park. <br />City Council, at their August 12, 2013, meeting approved the rezone <br />request. <br />The applicant is now proceeding with the development site plan for a <br />proposed 180-unit apartment complex. On September 06, 2013, staff <br />received a major development site plan for this proposed project. <br />Under the terms of Development Ordinance 1444, the proposed <br />development requireda major development site plan. This is based <br />on the size of the development being in excess of 10 acres. <br /> <br />
