Mariposa at Pecan Park <br />Site Plan <br />Page 2of 4 <br />Analysis: <br />Review of the City’s Land Use Plan shows the subject <br />Land Use <br />– <br />tract developing as mid-to-high density residential, however, some <br />commercial uses are shown at the intersection of Canada Road and <br />Fairmont Parkway. <br />Transportation <br />The proposed senior facility will have two access <br />- <br />points. First, a 60’ wide boulevard road showing pedestrian <br />walkway to the north and across Canada Road to tie-in with existing <br />hike and bike trail system along Canada Road at Pecan Park. Second <br />point of entry/exit (25’ wide) will be located atthe southendof the <br />subject tract.In addition, the proposed facility will be near the bus <br />route along Fairmont Parkway and Canada Road. <br />Canada Road, an arterial with a 100’ ROW, may accommodate the <br />additional traffic generated by future developments. In addition, <br />Fairmont Parkway, a controlled access highway with a 250’ ROW <br />may also accommodate additional traffic generated by this <br />development. <br />Utilities - <br />Due to the success of the Canada Road improvement <br />project, infrastructure for anticipated development is in place. A 12” <br />water main is located to the west side in the right-of-way of Canada <br />Road. A 12”sanitary sewer main is located along the east side of <br />Canada Road. In addition, there is an existing 36” storm sewer <br />available along Canada Road. <br />Storm water drainage has been reviewed for the proposed <br />development. Detention is provided to the south of the development <br />and proposed outfall into ‘H’ Street, an unimproved right-of-way <br />with eventual dischargeto the adjacent Harris County drainage <br />channel (B-109). <br />A 50’ wide pipeline easement crosses the property in the north-south <br />direction. Owner/developer must provide a letter from the pipeline <br />company for authorizing pavement over the pipeline easement. <br />Multi-family Residential Regulations <br />–Other elements related to <br />multi-family residential development are as follow: <br />Density: Proposed apartment complex with 180-units consists of <br />12.989 acres. The overall density equals 13.86 dwelling units per <br />acre, while a density of 14 units per acreis allowed by ordinance. <br />Access Easements: Proposed multi-family development shows a <br />minimum of two points of entry for ingress and egress of vehicular <br />traffic from adjacent public right-of-way and thoroughfare. <br />Proposed 60’ and 25’wide ingress/egress easements are shown <br />along Canada Road. Owner/developer should be responsible for <br />the maintenance of private entrance/exit to the complex. <br /> <br />
