Planning and Zoning Commission Regular Meeting <br />November 16, 2017 <br />SCUP 17-91000005 <br /> <br /> <br />Planning and Development Department <br />Staff Report <br /> <br /> <br /> <br />ISSUE <br /> <br />Should the Planning and Zoning Commission recommend approval of a SCUP to allow <br />for a Master Planned Residential Community in the PUD zoning district; on <br />approximately 235 acres of land, legally described as a portion of a 485.14 Acre Tract in <br />Richard Pearsall Survey, A-265? <br /> <br />DISCUSSION <br /> <br />Location: <br />The subject site is located on the west side of Bay Area Blvd., north of Fairmont and south <br />of Spencer. <br /> <br />Background Information: <br />The property is currently undeveloped. Beazer Homes is in the process of purchasing <br />the 235 acre tract in order to develop a master planned single family community on the <br />site. The development will include a portion of land set aside for a senior living facility, <br />multi-family complex, and a small general commercial tract. This portion of the <br />development will not be completed by Beazer Homes, though specific requirements <br />have been built into the SCUP document. <br /> <br />The attached Exhibit B shows the zoning of the subject property and surrounding <br />properties.
