This is an 18-plus acre tract we plan to develop <br />and put in a rail spur. This will not be a container yard. <br />We request the Council grant this change of zoning. Tf <br />there are any questions, I will try to answer them. <br />Meza: If it is not for containers, what is the reason for <br />the rezoning? <br />Ford: Spec warehouses with a spur to serve the warehouses. <br />Longley: Will there be any hazardous material stored in that <br />area? <br />Ford: None that I know of, and I am sure that the City of <br />La Porte has ordinances that govern that. They are spec, <br />so I can't really say what the tenants would have. <br />Meza: Is there someone from the public wishing to address <br />• this matter? <br />From the floor (unidentified) the question was asked: ~rVhat <br />is a spec warehouse? <br />Ford: It's a real estate term. These are an investment <br />project built with the hopes of getting tenants. In other <br />words, I don't have any occupants right now, but T will <br />build in hopes of getting some. We will bring in a rail <br />spur to serve the warehouse. There will be truck traffic; <br />that is the reason we are requesting the industrial zone. <br />Skelton: Mr. Ford, will you tell us what kind of construc - <br />tion you plan for this project? <br />Ford: I would imagine it would either be tilt wall or <br />metallic. It's economics right now as to which way we go. <br />Skelton: The tilt wall would be masonry? <br />Ford: We haven't determined that yet because of cost factors. <br />We have to compete with other areas and other warehousing <br />types. I think most of the facilities along 16th are metallic. <br />It would be pretty hard to compete with them if you went <br />masonry or anything like that. <br />• Skelton: I don't think there's any along 16th south of Broad- <br />way except one building, that I know of. <br />
