The <br />portion of the B.I, zone which projects southward along Sens <br />Road (see Exhibit C) continues to serve this buffering <br />function. <br />A rezoning of this tract would serve to join it to the <br />existing L.I. zones located to the south and to the west, <br />extending along Hwy. 225• <br />The Land Use Map (see Exhibit D) indicates a use base of <br />"Commercial Industrial" for this area. A rezoning would <br />necessitate a change to the Comprehensive Plan. The change <br />would be rather minor given that the underlying use is <br />industrial in nature and the tract of property involved is <br />relatively small. <br />A Light Industrial designation would be in keeping with the <br />pattern of development being seen along the Hwy 225 frontage <br />area. Seven building permits for properties located in this <br />area were issued during 1988. All seven were for the <br />construction of new or expansion of existing L.I. type <br />facillities (see Exhibit E). <br />Exhibit F indicates the zoning configuration which will be <br />created if this rezoning request is approved. <br />Conclusion• <br />The B.I. zoning designation for this tract is no longer <br />necessary for the protection of residential development. The <br />change to the Comprehensive Plan by this rezoning required <br />is relatively minor in nature and is reasonable in light of <br />the emerging development patterns in the area. <br />Recommendation: <br />Grant rezoning request 8g-002 <br />
