• • <br />Page 2 <br />Section 6-600 (Special Use Performance Standards). <br />1. The area is screened from view of neighboring <br />residential uses or an abutting residential district in <br />compliance with Section 6-600 (A). <br />2. Storage is screened from view from the public right- <br />of-way in compliance with Section 6-600(A). <br />3. Storage area is grassed or surfaced to control dust. <br />4. All lighting shall be hooded and so directed that the <br />light source shall not be visible from the public <br />right-of-way or from neighboring residences and shall <br />be in comp',liance with Section 7-501(1)a. <br />Analysis• <br />As indicated on Exhibit A, the carwash portion of the <br />facility is paved with concrete which extends to the front <br />property line and it has been enclosed with a chain link fence. <br />The carwash stalls are covered but open on two sides. <br />Setbacks: <br />The Zoning Ordinance requires a 20 foot front setback. If <br />the front 20 ft. of this site is designated for use as driveway <br />and maneuvering aisle, the front setback requirement will be <br />satisfied. <br />A 5 ft. side setback area must be designated for the portion <br />of the property which abuts the pipeline corridor but, there <br />appears to be adequate room to accomplish this. <br />Due to its location within the facility, rear setback is not <br />an issue for the storage area. <br />Special Use Performance S~,andards: <br />The Zoning Ordinance requires that outdoor storage <br />facilities be screened from abutting residential zones. As <br />indicated by Exhibit A, the layout of the existing mini warehouse <br />facility separates and screens the proposed storage yard from the <br />Fairmont East subdivision. <br />
