Floodplain areas should not be encroached upon by future <br />development unless there is compliance with stringent Floodplain <br />management practices. <br />3. Potential land use impacts should be considered (noise, odor, <br />pollution, excessive light, traffic, etc). <br />Residential Land Use <br />1. Houses should have direct access to residential streets but not to <br />primary streets. <br />2. Residential areas should not be next to industrial areas. <br />3. Close to schools, parks and community facilities. <br />Commercial Land Use <br />1. Large commercial centers should be located along major <br />thoroughfares which are designed and constructed to <br />accommodate heavy traffic. <br />2. Include a mixture of shopping malls, commercial strip centers, free- <br />standing commercial sites (restaurants and gasoline stations), and <br />neighborhood stores. <br />3. Parcels should be large enough to accommodate commercial use <br />and buffers should separate commercial and residential areas. <br />Industrial Land Use <br />1. Good access to truck routes, hazardous material routes and <br />railroads. <br />2. Should be targeted in selected industrial development areas. <br />3. Should not be directly adjacent to residential areas and should be <br />separated from other uses by buffers. <br />Parks and Open Soace <br />1. Parks should be evenly dispersed throughout the city and include <br />larger community parks and smaller neighborhood parks. <br />
