Mr. Smith assured staff and the <br />Commission that those requirements had been met on this plat and <br />in previous plats he had prepared for developers. <br />Mr. Speake and Mr. Joerns went over their recommendation from <br />staff on the preliminary plat stating that this proposed mixed- <br />use (apartments/commercial) project is not covered under our <br />existing subdivision ordinance. Therefore, staff review of this <br />plat had been limited to those aspects dealing with the public <br />welfare, safety, convenience, and services. A checklist <br />comparing conformance to the existing ordinance is attached <br />as part of these minutes. Additionally, for information only, <br />the project has been reviewed for conformance with the new <br />comprehensive plan. <br />Mr. Speake stated that the recommendation of staff is to approve <br />the preliminary plat.for Parkview Terrace Section 1, considering <br />the following conditions: <br />1. Correction of deficiencies noted on Exhibit 1 <br />(attached as part of these minutes for permanent record) <br />• 2. Approval of re-zoning from temporary R-1 to commercial <br />by City Council <br />3. Additional requirements voted by the Commission (only <br />the part of the cul-de-sacs were expressly a concern <br />and the parking area convenience to residents) <br />With staff recommendation Chairman Latimer asked the Commission <br />if there was any discussion on the matter. Chairman Latimer <br />asked the Commission to entertain a motion to approve the <br />request as submitted. <br />Motion_was made by_Karl Johnsto~t~pproyg~,~g~gg~s~~ <br />H;Carlos Smith for~reliminary_plat approva~~~~~y~~w <br />Terrace Apartments with ep~ditions s ecified bei~.g met before <br />final_glat approval.
