Any proposed sketch plan, preliminary plat, final <br />• plat, or development site plan shall show the area proposed <br />to be dedicated for park land under this Ordinance. <br />12.03 Dedication of Park Land less than one acre in size pro- <br />hibited. <br />Notwithstanding Section 12.02 above, the City Council hereby <br />declares and finds that dedication and development of an <br />area smaller than one acre for public park purposes is im- <br />practical, and rwt in furtherance of the objectives estab- <br />lished for open space and parks in the City's Comprehensive <br />Plan. Therefore, for development site plans or final <br />plats that are filed for approval by the approving authority <br />in accordance with the provisions of this Ordinance and <br />• include proposed dwelling units or less, the de- <br />veloper or subdivider shall be required to pay the applicable <br />cash in lieu of land amount set forth in Section 12.05 b. <br />rather than dedicate any land area to the City. No sub- <br />division final plat or development site plan containing <br />a dedication of land for parks or open space to the City <br />less than one acre in size shall be approved. <br />12.04 Dedication of park land less than 5 acres in size. <br />Notwithstanding Section 12.02 above, in the case of develop- <br />ment site plans or final plats that are filed for approval <br />by the approving authority that include proposed <br />dwelling units or less, the approving authority shall have <br />• the right to accept the dedication for approval of the <br />
