We do have some specific differences <br />and we have gone through the ordinance and <br />prepared a section by section list to be handed <br />out to Planning and Zoning Commission. Janet will <br />go through and-touch on the highlights. <br />BOBBY BLACKWELL: Asked Mr. Gray if his study refers also to <br />the greenbelt that Don Ford was talking about. <br />EDDIE GRAY: "Yes, one of the questions that we had was a <br />better definition of parkway corridors and <br />greenway corridors; in the ordinance there is <br />greenway corridors listed in the definition but <br />reading that definition it is hard to know <br />exactly what they're calling for and we have <br />tried to be as specific as we could with our <br />comments so that it might be helpful in trying to <br />clarify some of them." <br />JANET GRAY: The first thing - listed definitions that need <br />clarifications Art. 1 Sect. 1 - 300 <br />The Comprehensive Plan shows large amounts of <br />public use and greenbelt park areas. We feel <br />that the Comprehensive Plan can only affect the <br />zoning. ordinance; at any rate the zoning <br />ordinance can only be coursed according to the <br />Comprehensive Plan in light of the funds that the <br />city has to purchase the particular tract from an <br />individual property owner; and further, that the <br />Comprehensive Plan shows some areas to be <br />designated residential, for example, in the areas <br />which we feel are developed as light industrial <br />and that' just one example where we feel the <br />zoning ordinance and the enforcement of it might <br />not necessarily be able to go along with the <br />Comprehensive Plan as it set out. <br />Page 2 - Comments on Art. 5 - Table B - <br />Residential <br />We feel that the heighth restriction needs to <br />allow for a 3-story building that would have a <br />hip roof and we are suggesting that the height <br />would be approximately 45' but it would allow for <br />homes to be built in the floodplain area on <br />stilts, a 3 story apt. building with a hiproof, <br />• <br />
