PLD Districts normally have <br />higher densities. <br />Section 8 - 402 #10 -- This requirement should be deleted in line with <br />our comments under Section 1 - 300 on the first page of this cocrmentary. <br />Section 8 - 400 -- The twelve month limitation on conditional use <br />permits is too short and should be lengthened to three to five years. <br />Section 8 - 404 B -- A minor change in a major or minor development <br />site plan should not require resubmission of a new general plan. <br />CCIVNIF~TI'S ON ARTICLE 10 : ~~ <br />_ Section 10 - 101 #4 -- This section should state that the development <br />schedule shall indicate the approximate starting date and the <br />approximate completion date. These dates should only be used as a • <br />general guideline. <br />Section 10 - 101 #6 C -- "Sufficient" amount of usable open space <br />should be~defined. <br />Section 10 - 102 #1 C and E -- These sections should state that deed <br />restrictions on single family residential subdivisions shall crn~ly with <br />the standards set by the Federal Housing Administration and that a copy <br />shall be furnished to the City of La Porte prior to filling the deed <br />restrictions of record. However, the review by the city attorney of <br />deed restrictions should be deleted because the standards required by <br />the Federal Housing Administration would assure quality deed <br />restrictions. <br />Section 10 - 103 -- The heading of this section should indicate that it <br />pertains to planned unit developments. Further it should state whether <br />or not these regulations pertain to PLID's in PIID Districts or PIID's in <br />other districts. <br />Section 10 - 103 #4 E 1 -- This section should state that grass may be <br />considered as a surfacing material. <br />Section 10 - 104 -- The heading of this section should indicate that it <br />pertains to PIID's. <br />• <br />
