<br />Page 2 of 5 <br /> <br />Section 10-202 also establishes a set of general conditions <br />which apply to all Special Conditional Use Permit Requests. The <br />conditions are as follows: <br /> <br />1. That the specific use will be compatible with <br />and not injurious to the use and enjoyment of <br />other property, nor significantly diminish or <br />impair property values within the immediate <br />vicinity. <br /> <br />2. That the conditions placed on such use as <br />specified in each district have been met by <br />the applicant. <br /> <br />3. That the applicant has agreed to meet any <br />additional conditions imposed, based on <br />specific site constraints, and necessary to <br />protect the public interest and welfare of <br />the community. <br /> <br />Analysis: <br /> <br />The applicant's development proposal is included in this <br />report as Exhibit B. In order to comply with ordinance <br />requirements, it appears that some revision of the development <br />plan will be necessary. Staff has enclosed as Exhibit C, a copy <br />of the applicant's proposal which has been amended to reflect <br />Zoning Ordinance requirements. <br /> <br />Regarding the conditions of Section 6-600, the first <br />requirement (screening from abating residential uses) is not <br />applicable to this request. As indicated by Exhibit A, this <br />location does not directly abut any residential zone or use. <br /> <br />The second condition, which also deals with screening, <br />states that the storage area must be screened from public rights- <br />of-way. It further states that the screening standards of <br />Section 6-600 shall apply. These requirements are as follows: <br />
