<br />STAFF REPORT 12/11/91 <br /> <br />BAY GREEN COLONY <br />SUBDIVISION <br /> <br />Item No. III on the agenda is to consider final plat approval for Bay Green Colony <br />Subdivision. The following outlines the status of the subdivision to date. <br /> <br />* <br /> <br />2/21/91 <br /> <br />* <br /> <br />3/6/91 <br /> <br />* <br /> <br />9/6/91 <br /> <br />* <br /> <br />12/3/91 <br /> <br />Planning & Zoning Commission granted <br />conditional approval of the preliminary plat, <br />requiring the submission of an amended <br />preliminary plat and additional documentation <br />specified by the Commission (letter attached). <br /> <br />Developer notified of conditional approval and <br />requirements necessary for resubmittal. <br /> <br />Developer submitted revised plat, construction <br />plans/specifications for staff review. <br /> <br />Staff letter to Developer based on review of <br />submittals yielding three (3) items remaining to <br />be resolved (letter attached). <br /> <br />1) Submission and approval by the City of the <br />Subdivision Deed Restrictions and applicable <br />covenants. These items are currently being <br />reviewed. <br /> <br />2) Omit "the Laws of the State of Texas" in the <br />Planning & Zoning certificate on the plat. <br /> <br />3) The Planning & Zoning Commission may <br />consider a variance for the revisions made at <br />the entrance of the subdivision off Broadway. <br />Staff has evaluated the omission of a 50' tangent <br />between curve # 1 and curve #2 and offer no <br />particular objection to leaving it out. Please note <br />that the developer must submit a written request <br />to the Planning & Zoning Commission stating <br />the reason for the variance. The request must <br />cite the specific rule, policy or standard <br />contained in the Development Ordinance from <br />which a variance is desired. <br />
