The City of La Porte will trade the existing park located in the <br />northeast portion of the subdivision for a site located adjacent to the <br />proposed detention facility and Big Island Slough. A trade of 3.97 <br />acres for 8.38 acres of land for the new park site. <br />B. The detention facility and the new park will be combined to allow for <br />a shallow detention facility which will be used for park facility during <br />dry times. <br />C. The proposed Farrington Blvd. extension can now be made and still <br />allow for the runway extension. <br />D. The new street alignment now more closely resembles what is standard <br />design principles. It has eliminated the straight street concept for the <br />newer approach of short, non-thoroughfare type streets. This concept <br />• eliminates houses facing collector or arterial facilities. <br />E. The new General Plan allows for the phasing of the subdivision which <br />will be done in conjunction with market conditions. <br />F. Eight (8) lots shown as fronting on Valley Brook Drive (identified as <br />Block 2) are to be relocated to the northern boundary of the <br />park/detention facility. These lots will now front on Glenpark Drive <br />South and will no longer front on Valley Brook Drive, which has been <br />designated as a collector street. <br />Based on the information provided, staff recommends approval of the revised <br />General Plan. Per the Development Ordinance, this action will serve as <br />authorization for the developer to file a preliminary subdivision plat on the property. <br />The developer will have one (1) year to file the preliminary plat for approval or file <br />for an extension of the General Plan. <br />Viva Foster, who resides at 3314 Bliss Meadows, Pasadena, works for Municipal <br />Engineering (engineers for the project). Howard Ebow asked what the depth of the <br />detention pond would be. Ms. Foster stated that the pond would have a very gentle <br />slope and estimated the depth to be 1 1/2 feet. Mr. Harrington noted that this <br />would eventually drain into Big Island Slough. Mrs. Waters complimented the design <br />of the subdivision. <br />
