• <br />Page 2 of 4 <br />Denim & Diamonds Subd. <br />Staff Report <br />• <br />II. Deed Restrictions must be reviewed by staff and <br />approved by the City Attorney's office. <br />III. Note that all structures to be constructed within the <br />subdivision must be within 500 feet of a City of La, Porte <br />fire hydrant in order to meet requirements of the local <br />fire code. <br />IV. No property contours or physical features are shown on the <br />plat. This is a requirement of the Development Ordinance, <br />Appendix D. The applicant has requested that this requirement <br />be waived. Due to the absence of internal streets easements <br />and utilities, all lots shall be graded to drain from-back to front <br />discharging at North "P" Street roadside ditches. <br />V. Applicant must provide the City a title certificate <br />• verifying property ownership. <br />VI. No park land is proposed for this subdivision. Under the terms of <br />Development Ordinance Article 12.00, a payment of $175.00 per <br />homesite must be made to the City in lieu of dedicated park land. In <br />the case of Denim & Diamonds, this will be $700.00. Also, it should <br />be noted that under the terms of the Development Ordinance, this <br />money can only be utilized to either acquire new park land and/or <br />improve existing parks. Furthermore, the money can only be used <br />within the same park zone in which the subdivision is located. These <br />funds must be deposited with the City of La Porte as a condition of <br />final approval. <br />VII. Utility connection or front foot fees will be assessed on each lot upon <br />application for building permits based on the current rates at that time. <br />VIII. Section 6.01 of the Development Ordinance requires at least one (1) <br />City of La Porte survey monument be accurately tied down by angle <br />and distance to one or more subdivision property corners and a <br />permanent control monument be constructed within the subdivision. <br />The nearest City of La. Porte monument (No. 84) is located at the <br />intersection of Willowview and North "P" Street, therefore, there is no <br />• need for installation of a new one in this area. <br />
