DESIGNATION OF SIC 4225 (MINI WAREHOUSE STORAGE) AS <br />AN INDUSTRIAL USE. <br />Staff feels there is another option to consider. A review of the <br />applicant's request showed that the Standard Industrial Classification <br />for this development is #4225, General Warehousing and Storage. <br />The three uses in this group include general warehousing, mini- <br />warehousing, and self-storage warehousing; all fairly non-intense <br />activities. In the Zoning Ordinance, this SIC classification is included <br />with more intense warehouse uses such as warehouses for cold storage, <br />furniture, frozen foods, lumber, petroleum, chemical bulk stations, etc.. <br />Staff recommends the Commission consider a Zoning Ordinance <br />amendment that will allow general warehousing and storage (SIC Code <br />4225) by Conditional Use Permit in the General Commercial Zoning <br />classification. <br />Mike Stone, the owner of the mini-warehouse project stated he was in <br />the process of selling the property. The prospective buyer intends to <br />install additional warehousing facilities. Mr. Stone requests that the <br />Commission approve staffs consideration of allowing general <br />warehousing by Conditional Use Permit in the GC Zone. By doing so, <br />Mr. Stone's buyer would be able to expand the warehousing activity on <br />the property with an approved permit. <br />A motion was made by Inge Browder to amend the Zoning Ordinance <br />to allow general warehousing and storage (SIC Code 4225) by <br />Conditional Use Permit in the General Commercial Zoning <br />classification. The motion was seconded by Ronald Gragg. All were <br />in favor and the motion passed. <br />X. STAFF REPORTS <br />Mr. Harrington informed the Commission that SCU Permit #92-002 (Stone Castle <br />Industries) and SCU Permit #93-001 (Houston Shell and Concrete) were approved <br />by City Council. In addition, City Council has requested the Planning and Zoning <br />Commission perform a review of sign regulations. Some areas of concern are <br />portable signs, real estate signs, and on/off premise signs. Mr. Harrington has <br />• proposed that the Commission meet several times to discuss the sign regulations only. <br />
