• • <br />• Staff Report -February 17, 1994 <br />Sailor's Cove Subdivision Plat <br />(See Map Exhibit A) <br />Sailor's Cove is a five lot, residential subdivision which is to be located in the 1000 block <br />of Bayshore Drive. Based on the provisions of Development Ordinance 1444, Sailor's Cove, <br />at approximately 2.2 acres, is a Minor Subdivision. Due to this designation, neither a <br />General Plan nor a Preliminary Plat aze required. The plat which is attached is a Final <br />Plat. <br />In reviewing this subdivision, staff first considered Zoning and Comprehensive Plan issues. <br />The subdivision was found to comply with all applicable requirements. A summary of <br />Zoning and Comprehensive Plan issues follows this report. Staff also, using Appendix D as <br />a guide, reviewed the Sailor's Cove plat and found it to be in conformance with the <br />applicable requirements of Development Ordinance 1444. A checklist detailing the issues <br />considered is also attached and follows this report. <br />The developer, as required by Development Ordinance Section 4.04 has submitted property <br />• covenants which are to be filed in conjunction with the subdivision plat. These covenants <br />or deed restrictions have been reviewed and approved by the City Attorney's office. Copies <br />of the covenants have been placed m the subdivision file and aze available for review. <br />Development Ordinance Section 4.04.B requires that subsequent to its review, the <br />Commission take one of the following actions regazding Final Plat submittals: <br />1. Approve the plat as filed; <br />2. Disapprove the plat as filed provided the reasons for such disapproval aze stated in <br />writing and a copy of the statement is signed by the Chairman of the Planning and <br />Zoning Commission. <br />As noted above, staff finds this plat to conform with applicable Zoning, Comprehensive Plan <br />and Development Ordinance requirements. The subdivision covenants have been approved <br />by the City Attorney's office. Staff, therefore, recommends approval of the Sailor's Cove <br />Subdivision plat. <br />• <br />
