Planning and Zoning Commission. • <br />SCU96-001 <br />Page 2 of 9 <br />• <br />The Zoning Ordinance specifies that a Minor Development Site Plan be submitted <br />in conjunction with a P.U.D. request. In the case of this project, the Minor <br />Development Site Plan should be prepared in a form that is proper for filing and <br />recordation with the Harris County Department of Deed Records. This has not <br />been done as of yet. The applicant has, however, provided a detailed <br />architectural site plan that provides a substantial portion of the information <br />required for review of the application. <br />While final approval of the P.U.D. should be withheld until the site plan is <br />submitted, reviewed and approved, the site plan currently in the City's possession <br />is adequate for determining overall compliance with ordinance guidelines. A <br />summary of the site plan submittal packet follows. Ordinance requirements are <br />shown in bold face type. <br />• The entire outline, overall dimensions and area of the tract described <br />in the application. <br />This information is properly noted and satisfies ordinance parameters. <br />• The use, zoning and ownership of all adjacent properties within one <br />• hundred feet (100') of the tract boundaries including the location of <br />all structures thereon and the right-of--way widths of all adjacent <br />public roadways. <br />This information is not shown. <br />• The existing and proposed topography of the tract with contour <br />intervals not greater than 1 foot (1'). <br />This information is not shown. <br />• The location, general exterior dimensions and approximate gross floor <br />areas of all proposed buildings, or where appropriate, examples of <br />housing units to be built on lots. <br />This information is shown on the building construction plans submitted by <br />the applicant and satisfies applicable ordinance and Building Code <br />requirements. <br />• The type of each use proposed to occupy each building aad the <br />approximate amount of building floor are devoted to each separate <br />use, if appropriate. <br />• This information is shown on the building construction plans shown by the <br />applicant and satisfies applicable-code and ordinance requirements. <br />• The proposed location, arrangement and number of automobile <br />
