<br />Boncosky - Amended .Iiminary Plat, Phase I <br />6/19/97 - P&Z Meeting <br />Page 2 of3 <br /> <br />e <br /> <br />Analvsis: <br /> <br />The Commission granted Conditional Approval of this project with the <br />conditions shown below. <br /> <br />1. The original approved mylar of the General Plan, signed by the <br />developer and planning consultant, shall be provided to the City for the <br />official files of the Planning & Zoning Commission. <br /> <br />2. Water and sewer routing, construction and design shall be approved by <br />the City. <br /> <br />3. The Final Plat shall reflect the property owner's signature authorizing <br />the platting of the property. <br /> <br />4. Drainage plans shall be approved by Harris County and the City of La <br />Porte. <br /> <br />5. Detention shall be approved by the City. <br /> <br />6. Proposed landscaping shall be subject to approval by the Director of <br />Planning. <br /> <br />7. The applicant is responsible for obtaining a zoning permit. <br /> <br />8. See items noted on the Preliminary Plat Checklist. <br /> <br />9. The declaration ofP.UD. covenants, conditions or restrictions or <br />equivalent shall specify that deeds, leases or documents of conveyance <br />affecting buildings, uses, parcels, and tracts shall subject said <br />properties to the terms of said declaration. <br /> <br />Although this facility is, for the present, to consist of two buildings <br />under single ownership, staff recommends that the property be bound <br />by covenants, prepared and filed in accordance with the provisions of <br />the preceding paragraphs. Specific terms of the covenants should <br />include the following: <br /> <br />. Clear responsibility for maintenance of landscaping, screening, <br />fencing and undeveloped portions of property. <br /> <br />. Clear responsibility for maintenance of all stormwater drainage <br />systems located on site including swales, channels and detention <br />facilities. <br />
